Offsite Solutions Scotland’s achievements to date include the following advancements in Research and Development:

  • Offsite Market research with University of Strathclyde supported by the Construction Scottish Innovation Centre and Scottish Enterprise – started and to be completed in 2018

  • Harmonisation & Eurocode 5 Racking research, proposal underway
  • Engagement with the Scottish Government to craft a policy framework for the use of offsite timber systems

Our timber solutions

Timber frame panels can be manufactured either open (timber frame only) or closed, also termed enhanced, with sheeting on both sides, insulation, windows and doors pre-fitted in the factory. Panelised timber options offer a balance between flexibility in design and offsite manufacturing efficiency gains.

These are 3-dimensional modules (also termed pods) which can include all layers of the building fabric and are transported to site including insulation, cladding, staircases, MEP services, internal finishes, windows, doors and built-in furniture. The volumetric units are installed quickly on site to form a building when connected and can be configured to create open-plan spaces in either the vertical or horizontal direction.

Windows and other components such as floor and roof cassettes and specialist timber trusses can be manufactured to complement other offsite timber systems on construction projects, or indeed can be combined with traditional building methods.

New engineered timber products offer advantages of advanced structural performance, air-tight construction and maximisation of carbon sequestration.  Instead of the typical timber frame with insulation in between the timber elements, solid laminate timber systems such as CLT and Gluelam use layers of timber strips, glued together to form a massive timber panel or beam.

When building at scale, repeatability of standardised components to form design variances can be applied using offsite timber systems. In this way a kit-of-parts mindset is borrowed from the automotive industry. Volume solutions can be delivered by Offsite Solutions Scotland across different contexts, locations and building types.
